Asbestos inventory: how long is it valid and when must it be renewed?

Is a Flemish asbestattest always valid for ten years?

The usual term is ten years, reduced to five for high-risk materials. A certificate issued from 8 April 2024 with a ‘0 asbestos materials’ conclusion may have unlimited validity. This does not rule out hidden asbestos. Check the term on your document and any subsequent changes.

What should you check after work or an incident?

OVAM requires renewal within a year when unrecorded asbestos is found, an incident damages materials or work changes the conclusion to ‘asbestveilig’. An affected sale still requires a valid certificate: this deadline does not extend validity. Partial removal without a changed conclusion does not by itself trigger renewal.

Must a workplace inventory be redone every year?

The federal framework requires annual visual updating and updates after material changes or new findings. Updating does not always require an expert, unlike initial preparation or extension. Inventories predating the December 2025 reform remain valid. Check monitoring and scope before ordering a completely new report.

Is a recent report enough to open a wall?

A standard asbestattest examines materials without opening walls. Validity for a sale does not mean the layers affected by your renovation were inspected. Have the work plans compared with the report’s limitations to define useful additional investigation.

Which records should you provide for an update?

Gather the full report and appendices, work dates, affected areas and completion records. Add available new analyses and waste records. Ask for a quote separating file review, any visit and extra analyses. Do not take samples to update the report yourself.
