Destructive or non-destructive asbestos inventory: which do you need?

Selling, managing a building and opening a wall require different investigation scopes. The right inventory starts with what you actually plan to do.

For a sale: understand non-destructive limits

The Flemish asbestattest uses non-destructive inspection: walls and floors are not opened to find enclosed materials. Read the limitations and uninspected areas. Non-destructive does not automatically mean no sampling.

Before work: investigate the affected layers

Under the federal workplace framework, inventory extension precedes work that could cause exposure and covers previously inaccessible parts. Inventories predating the reform remain valid, but their content must fit the intervention. Review the existing report before starting again from scratch.

What do the 2026 OVAM updates add?

Inspection protocol IP2 has applied since 3 November 2025. On 29 June 2026, OVAM published guidance version 2.3 and database manual version 3.1. The guidance clarifies how rules apply; it is not itself new legislation.

What helps avoid an unnecessary second visit?

Provide the full report, available plans, affected rooms and work list. Clarify necessary openings, access, proposed samples and any repairs after investigation. Ask how inaccessible areas will be recorded. A photograph helps prepare the visit; it does not certify absence of asbestos.
