What is the risk to the sale?
If the required valid, current certificate is missing or late, the buyer may invoke nullity. That right may lapse after the authentic deed if a valid certificate was received and the buyer expressly waived the claim. Have your notary check the circumstances.
How should you check the file?
Prepare the exact address, construction year, planned agreement date and full document. Ask the notary to check the requirement, validity and version. For an apartment, ask separately about common parts. An email promising a future inspection is not a certificate.

Already signed: what next?
Keep the agreement and dated correspondence. Tell the notary promptly about the missing document and review options before the deed. Do not rewrite clauses yourself or assume an automatic refund or fixed fine. The documentation issue and any removal cost require separate consideration.

No obligation. Price confirmed before you agree.
