An inspection and a useful report
The inspector identifies suspect materials within the agreed scope, takes necessary samples and arranges analysis. The report describes materials, locations, condition and management advice, including photos, inaccessible areas and limits.

Planning renovation?
Say so from the start: a visual inspection may not cover hidden materials. In Flanders, an asbestattest must be issued through the OVAM system by a certified expert.

Is an existing inventory enough before renovation?
An older report is not automatically invalid. Check whether it covers the materials the contractor will disturb, including hidden layers. This also applies to professional work in a private home. A clearly limited intervention does not necessarily require a new inventory of the entire house.
Flemish co-ownership: the 31 December 2026 deadline
The co-owners’ association of a qualifying pre-2001 building must hold a shared-area asbestattest by 31 December 2026. From 1 January 2027, a qualifying transfer also requires this shared-area certificate. If it already exists, it must also be provided for a transfer before that deadline.
