Asbestos inventory in Brussels
Which commune is your property in?
In short
The asbestos inventory identifies materials that may contain asbestos in buildings constructed before 1998 (Belgian ban date). Mandatory in Brussels before works, conversion or demolition under Bruxelles Environnement, and already mandatory at sale in Flanders via OVAM. Sertic price: €399 apartment, €549 house.
What is the asbestos inventory for?
The asbestos inventory identifies materials that may contain asbestos in a building constructed or renovated before 1998 (Belgian ban date). For older properties, especially before works, this is a site, safety and criminal-liability issue, not an administrative checkbox.
The report locates the materials, classifies each one into 3 risk levels (low, medium, high) and indicates the action required: annual visual monitoring, encapsulation, or mandatory removal by a company accredited by Bruxelles Environnement (Flanders: OVAM). Never remove yourself: sanding, drilling or breaking asbestos-containing material releases carcinogenic fibres.

Why get an asbestos inventory?
Before works
Before renovation, conversion or demolition, the inventory tells you what may release fibres and what needs to be handled properly.
Health protection
Asbestos is not decorative trivia. The risk becomes real when you cut, drill, break or move a material that contains it.
A report you can use
The report helps locate materials, qualify the level of risk and clarify the next step before the site goes sideways.
How does the inventory work?
Three steps: fixed quote (€399 apartment, €549 house), on-site identification by an expert accredited by Bruxelles Environnement (materials that may contain asbestos in any building constructed or renovated before 1998), report with location, risk classification (low / medium / high) and recommended action.

Tell us your commune, property type and the site context (renovation, conversion, demolition). Fixed quote in 2 minutes, no commitment.
The expert inspects the property
The accredited expert systematically identifies suspicious materials (fibre-cement roof, pipe insulation, vinyl tiles, joints, service shafts), risk zones and the areas that require sampling.
Receive your report
The report classifies each material into 3 risk levels (low, medium, high), locates the asbestos-containing elements and lists the actions required: annual monitoring, encapsulation, or removal by an accredited company.
