Which commune is your property in?
In short
The asbestos inventory identifies materials that may contain asbestos. In Brussels, a compliant inventory must notably accompany the declaration for demolition or conversion works over 500 m² on a building predating 1 October 1998. In Flanders, OVAM already requires it at sale. From €510 for an apartment and €630 for a house.
What is the asbestos inventory for?
The asbestos inventory identifies materials that may contain asbestos in an older building or one renovated before the complete ban in 2002. The year alone proves nothing; before works, this is a site safety and responsibility issue, not an administrative checkbox.
The report locates suspicious materials, describes their condition and recommends monitoring, treatment or removal according to the risk and worksite. Works must follow the applicable framework and use an accredited contractor where required. OVAM manages the Flemish asbestattest. Never disturb suspicious material yourself.

Why get an asbestos inventory?
Before works
Before renovation, conversion or demolition, the inventory tells you what may release fibres and what needs to be handled properly.
Health protection
Asbestos is not decorative trivia. The risk becomes real when you cut, drill, break or move a material that contains it.
A report you can use
The report helps locate materials, qualify the level of risk and clarify the next step before the site goes sideways.
How does the inventory work?
Three steps: pricing based on property type and surface, identification by a competent professional, then a report with locations, material condition and recommended action. Any samples are analysed by an accredited laboratory.
