An asbestos project in Leuven? Sertic prepares your request and looks for a suitable professional. Studios, rented homes and shared areas.
Studios, rented homes and shared areas
For a studio, specify whether the request concerns a sale, renovation or shared areas. The owner and building manager may hold different reports. Occupancy also matters when arranging the visit.
A practical point for your area
Leuven publishes recycling-centre access conditions, including for some people renovating a property. Access does not prove that a particular asbestos waste type is accepted: confirm the destination for the material and user.

Sale: an asbestattest for pre-2001 buildings
Since 23 November 2022, an asbestattest has been required when selling qualifying accessible constructions built before 2001. A certified asbestos inventory expert issues it through the OVAM system. Exact conditions depend on the construction and transfer: provide the building date and transaction type.
Rules and next steps in Flanders
Which service and budget?
To identify materials, start with an inventory. For renovation, describe the work and areas to open. For removal, state location, condition and approximate quantity. Inventory prices are grouped by size; removal is priced after technical assessment. Local rates and travel costs require confirmation.
Which professional for which assignment?
Sertic connects you with partners. Our removal partners hold FPS Employment approval for the relevant removal methods. Simple treatments use a separate list or an already approved contractor. For a Flemish asbestattest, we use an expert certified through the OVAM system; for analyses, a laboratory approved for the assignment. Documents and validity are checked before assignment.
Flemish co-ownership: the 31 December 2026 deadline
The co-owners’ association of a qualifying pre-2001 building must hold a shared-area asbestattest by 31 December 2026. From 1 January 2027, a qualifying transfer also requires this shared-area certificate. If it already exists, it must also be provided for a transfer before that deadline.
Is an existing inventory enough before renovation?
An older report is not automatically invalid. Check whether it covers the materials the contractor will disturb, including hidden layers. This also applies to professional work in a private home. A clearly limited intervention does not necessarily require a new inventory of the entire house.
Your locality and nearby areas
Is your building in a nearby locality? Select it to prepare your request. The professional may come from another area; site rules still follow the building’s location. Availability and travel charges are confirmed before you agree.
Locality not listed? The form also accepts other Belgian postcodes. Service availability still needs confirmation.
