Sale, management or renovation: which request?
State your purpose from the start. For a sale, give the region and planned date. In a shared building, distinguish your apartment from common areas. If renovation is also planned, include the work list so the expert can propose the right scope. This helps you compare offers for the same assignment.
Co-ownership in Flanders: the 2026 deadline
Affected co-owners’ associations in pre-2001 buildings must hold a common-parts certificate by 31 December 2026. From 1 January 2027, it also accompanies a private unit transfer. This Flemish deadline does not apply as such in Brussels or Wallonia.
What helps avoid a second visit?
Gather existing reports and available plans. For a shared request, choose a contact who can organise access to the cellar, roof and technical rooms. Flag inaccessible areas before booking. Ask the offer to specify inspected areas, included samples and any return-visit charges.
Requirements at the building’s address
The same project may involve different requirements in Brussels, Flanders or Wallonia. Choose the building’s region, then your town to prepare access and useful documents.
