What is the Flemish common-parts deadline?
For accessible pre-2001 constructions covered by the OVAM scheme, co-ownerships with a VME must have the common-parts certificate by 31 December 2026. From 1 January 2027 it accompanies the private-unit certificate for affected sales. An existing common-parts certificate must already be disclosed.
What should you ask the building manager?
Ask for the full report, its scope, required access and assembly decisions. Check coverage of the roof, pipes, cellars and technical rooms. A pipe is not necessarily private just because it crosses an apartment: have the co-ownership deeds checked.

How should you prepare the inspection budget?
Describe shared spaces, floors, buildings and existing reports. A single-apartment price does not describe a co-ownership inventory. Separate inspection, samples, laboratory work, reporting and any pre-work investigation. Prepare voting, cost allocation and access with the building manager.

No obligation. Price confirmed before you agree.
